An important step in the purchase of a home is the inspection process. I always advise clients to have inspections
performed by licensed inspectors or specialized contractors.
 
The most expensive components of a home are also the most costly to repair. These would include foundation, roof, HVAC systems and underground sewer pipes. While appliances, internal plumbing and electrical are important and should be checked, they are not typically as expensive to repair.
 
While all inspections fall into the categories of mechanical, structural, termite and environmental, there are choices as to how to have these categories inspected.
 
A general licensed inspector is trained to identify mechanical and structural problems as well as conditions that would indicate
potential termite or environmental problems. They identify potential problems and suggest that a specialized inspector or contractor be used to further review or repair the issues in question. I have a comprehensive list of proven specialists in case you need help.

Cutting edge Infrared technology actually allows an inspector to "see inside" walls to detect such things as moisture or insulation deficiencies. One company that offers this service is Texan Inspection .
 
A code inspector is not only licensed to do the same inspection as a general inspector, he is also licensed in the building code. I often recommend using a code inspector to inspect new or recently constructed homes. One such inspector is Michael Hoguin at 281-794-4919.
 
A Professional Engineer is the only type inspector who is qualified to provide an analysis of the performance of a homes slab. Keep in mind that once that analysis is prepared, a foundation company would need to do the repairs and guarantee the work. One such professional engineer is Tim Hedderman at 281-890-4845.
 
A termite inspector is the only one who can prepare a termite inspection report. If your mortgage company requires a termite inspection or you want to have one, you must use a termite inspector . There are some termite inspectors listed on the HAREI website. One such inspector is Henry Salazar at 281-235-9476.
 
Finally environmental inspections in Houston might include  lead-based paint, asbestos, mold, etc. Again, I have a comprehensive list of specialists should the need arise.
